To move in, the following amounts must be paid: 3 months’ rent in advance, 1 month’s rent, 1 month’s security deposit, and 1 month’s agency fee (+ VAT).

According to the Urban Lease Law, it is legal to charge the tenant an agency fee for leases that are not annual; this fee may be charged for temporary residential rentals (not vacation rentals), as is the case here.
