To move in, the following amounts must be paid: 3 months’ rent, 1 month’s rent, 1 month’s security deposit, and 1 month’s agency fee + VAT.

According to the Urban Lease Law, it is legal to charge the tenant an agency fee for leases that are not annual, provided that such fees can be charged for temporary residential rentals (not vacation rentals), as is the case here.
